when flying along, houses and trees pop in on the terrain below the aircraft directly, and around it., especially in cities, is this because of VRAM? it says in GPUZ  I still have 800MB to play with?

I have the same problem when using a computer with a standard mechanical disk drive, I don't have the same problem on my computer with the SSD drive. Also, what draw distance setting do you have?

I use a SSD drive, I have 16GB RAM, a GTX 770 4GB, with an i5 4670k clocked at 4GHZ. So I find it hard to believe its my hardware. 

 

My world draw setting is at 'medium'......

That's probably it, I have it to very high and never seen that problem.
